General Information on Kreticon Residences

Are Kreticon residences located in a gated community?
Yes. Kreticon is a privately managed, mixed-use development offering both branded and unbranded residences within a secure and well-structured environment. Entry to the resort and access to internal residential clusters are monitored 24/7, ensuring privacy and safety for all residents. Selected communal areas — such as dining venues and wellness facilities — may be accessible to external guests under controlled and regulated conditions.
The construction of the resorts and the first residential clusters is expected to commence in early 2026, with phased deliveries of completed homes and facilities expected through 2027.

Kreticon Construction S.A., a dedicated SPV (Special Purpose Vehicle), will oversee all construction activities within the masterplan, engaging established architectural and engineering consultants and managing tenders for certified local contractors.

What amenities are included with each residence?

Residences may include private gardens, plunge pools, or rooftop terraces, depending on typology. Shared amenities include fitness rooms, swimming pools, and dining facilities. All owners benefit from comprehensive property management services, ensuring year-round maintenance, security, and support. Additionally, owners of branded residences enjoy privileged access to the resort’s full range of services and experiences, including wellness facilities, concierge, and dining venues.

To preserve architectural coherence and streamline construction, layouts and finishes cannot be changed. However, buyers may select from a curated palette of finishes during the pre-construction phase, subject to availability.

All units are delivered turnkey, with full internal finishes and operational utilities.
Landscaping and all communal infrastructure will be completed by delivery.

Purchasing Process

What is the process for purchasing a residence?

Buyers sign a Reservation Agreement and pay a reservation deposit. This is followed by the Sale and Purchase Agreement (SPA), where payment is made in predefined
instalments tied to construction milestones. Final payment is made upon handover.

Yes. Buyers may purchase as individuals or through Greek or international companies. Legal and tax advice is recommended to determine the optimal structure.

There are no restrictions that would prevent a buyer from seeking bank financing for their Kreticon residence. Some Greek banks may offer mortgage products, subject to
credit review.

Yes. Buyers of Kreticon residences meeting the current minimum investment threshold for the Golden Visa (€800,000) may apply for residency under the Greek
program.

Ownership, Rental and Use

Can I rent out my property?

Owners can opt into Kreticon’s professionally managed rental program. Branded residences participate in a mandatory 18-year leaseback program with fixed and
variable returns. Owners enjoy usage rights of 4 or 8 weeks annually, depending on the season.

Yes. Usage is limited to ensure optimal rental performance. Owners may use their property for 4 weeks annually (including 2 in summer) or 8 weeks excluding the high
season.

No. Properties may be freely sold after handover, subject to any terms defined in the rental program or HOA bylaws.

Yes. Typically, 10% on reservation, 15% on SPA, and staged payments every 3 months thereafter, with the final 10% due on handover.
